Goats are coming to Leesburg! The Town Council voted 7 to 0, Tuesday night, to utilize goats for the removal of vegetation at three flood-way channels within the Town. For years, Leesburg has been using a herbicide, which has created some environmental concerns.
Goats can quickly clear plant growth and will be relatively cheap compared to other options that were being considered. Out of the three stream banks, Town Branch, just behind the Dry Mill town homes, and the largest of the three, will get first dibs. The Town hopes to have this area under contract by early June.

Earlier this week I was out and about with one of my favorite home inspectors (and his lovely daughter) doing air quality testing at a new construction site, for some of my buyers. We’ve had a lot of rain this past season. If you have any concerns regarding mold or air quality, Mike & Lindsay are wonderful to work with. Results were in very quickly too!
So you have been good about saving up and now you are ready to take the big step and buy a property in the spring.
Buying a home is a major investment in an asset that should serve as more than just a place to display furniture. This investment should provide a safe place to grow equity whether you are buying your first home, upsizing/downsizing or investing in an income producing property.
Here is a short list of preparations before you start looking at homes:
1. Select a lender
Now, I know it sounds a little bizarre to start here. You thought finding a neighborhood is way more important, right? Well, this piece of your preparations can make or break your transaction! Sure, you want to make sure you get the best interest rate and the lowest fees possible. But the lender that sends you to a generic customer care line or only operates during regular business hours may not be the best partner to have during the spring market where every minute counts. You want a dedicated loan officer that will be available weekends and evenings to ensure you get your offer to purchase on the table in front of a seller as fast as possible. Once you found the loan officer that gels with you, negotiate your interest rate. You will be surprised what can be achieved by simply asking a lender to match another lender's rate.
2. Get pre-approval
Now that you have a dedicated loan officer, get all the necessary paperwork to him/her and find out how much you qualify for. Have conversations about budget and cash flow and determine exactly how much you can afford and still enjoy food with your meals. There is nothing more heartbreaking than falling in love with a property you cannot afford.
3. Boost your credit score.
Do whatever it takes to get and keep your credit score at it's best. If you are not sure how to go about this, your lender is a great resource.
4. Get a realtor
Now that your financial house is in order, call your real estate agent. Ask him/her to put together an action plan for you to see properties in your favorite neighborhoods. Ask about schools, public transportation, resale, future developments and community amenities.
Purchasing is not a process of selection. It is a process of elimination. Once you have eliminated neighborhoods and property styles that will not work for you, your choices that are left will be exactly what you need within your budget. This should leave you in a position to purchase a home that will be a great asset for many years to come!
