Great article on how the very attractive interest rates have made a beautiful impact on the real estate market. Although rates have come up slightly, many can still remember the 80's with interest rates around 16%! It's definitely still a very good time to buy and take advantage of these historically low interest rates!

According to Fannie Mae’s most recent monthly survey, real estate has continued to improve and people are noticing. More than half of respondents to the April survey believe home prices will rise within the year. This compares to only 32 percent who expected home prices to increase in April 2012, and Fannie Mae's chief economist says it indicates that "most Americans believe a housing recovery is truly occurring." Additionally, 30 percent of respondents said now is a good time to sell, compared to 15 percent last year.

Double-digit increases in sales price, homes sold, and a 6.1% decline in new listing activity, combined to make Loudoun County, VA a strong seller’s market in the first quarter of 2013. Sellers received more of the original list price during the quarter than in any first quarter since 2006. The median DOM was down 12 days to 26 days. Townhomes led all housing segments with a median DOM of 16 days. Foreclosures and short sales continued to play a diminishing role in the active market, putting upward pressure on the median sales price, which gained 10.1% over Q1 2012. Condo properties led all segments in sales gains, while townhome properties saw the largest year-over-year gain in pricing. Way to go!

The Real Estate Market Sizzles!!!!!
Price growth continues in Loudoun County, driven by the low inventory of homes for sale relative to demand. This is also pushing down the median days on market prior to sale, which was eleven days shorter than last February. While the number of active listings to end the month was 628 units less than the 10-year average for this time (-38%), new listings are beginning to show signs of what could be a changing pattern. New listings were up 27 percent over last month, well above the 10-year January-to-February average increase of 1 percent. This could be an indication that sellers are beginning to respond to the pent-up demand in the market. New Non-distressed listings (those not involving foreclosures or short sales) were up 19.6 percent compared to February 2012 while new distressed listings were down 57 percent. This continuing decline in the proportion of distressed homes for sale should continue putting upward pressure on prices in the county.
