Happy Superbowl Sunday everybody! I'm not one to watch the pre game talking heads all afternoon. I'd rather do home improvement.
The bottom level of my above ground townhouse is always colder than the upper levels and a big part of the problem is the garage door. So a quick $50 trip to Home Depot for some insulation panels and the proper construction adhesive. Cut to size and glue them in and we now have an insulated garage door which will help tremendously with comfort on the bottom level as well as my wallet for the electric bill.

I own a house similar to this one here that I saw today. Mine may have been in slightly better condition than this one when I bought it 6 years ago. Me and a good friend of mine put a lot of effort that summer into making my old house new again. Where many see junk, I saw the potential. I'm sure many thought I was nuts. After nearly 5 years of renting, it is now in the process of being sold.

Virginia Housing Development Authority

Do you know anybody who wants to buy real estate but feel as though they don't have enough for a down payment? Or maybe they feel like they will never have enough and therefore impossible?
Let them know that a large down payment is NOT necessary. There are currently many low cost to no cost down payment options available. The Virginia Housing Development Authority (VHDA) offers a few programs to help buyers get into a new home. Here are a few:

The VHDA MCC or Mortgage Credit Certificate is a credit against your federal income tax liability. The MCC is equal to 20% of the annual mortgage interest you pay and is good for the life of your mortgage. This could save you thousands of dollars by reducing the amount of tax you owe. Awesome!

The VHDA Fannie Mae 97% No Mi loan is affordable financing for more than just first time homebuyers. No Mi means no mortgage insurance required which translates to a lower monthly mortgage payment. 97% means 97% financing with a 3% down payment. Sound possible now?

How about the VHDA plus? No down payment cash is needed because you get a mortgage for the house and they give you a second mortgage to pay for the down payment and closing costs.
WHAT? I can do that?! Yes! Yes you can.

Other than the VHDA:

Ever heard of National Homebuyers Fund? NHF will give you a non-repayable grant of up to 5% of the loan to help fund your down payment and closing costs. You heard me correct. A grant is non-repayable. Dare I money!

Last is the USDA! This a 100% loan from the USDA Rural development loan program. The property has to be in an eligible area. Just so you know most of Loudoun County is eligible. You will have to go to there website to check eligibility.

There you have some great possibilities that are low to no down payment. Of course there are some qualifications you have to meet with each one of these options but these are designed to make homebuying possible.

Is anybody considering selling a home this year?

If you want to get it on the market in the spring or early summer then now is the time to game plan. Here are a few things that you can do to prepare your home for peak real estate season.

- Improve the landscaping. Curb appeal IS the first impression to potential buyers!

- Clean the outside. Clean the gutters and pressure wash the exterior of the house to make it sparkle.

- Make the front porch inviting. Replace that old, worn doormat with a new one. Add a fresh coat of paint to the front door. Colors that contrast the rest of the house will make the door stand out. Spray paint those dingy house numbers to make them pop new again.

- Declutter and organize busy areas of the house. If things are too jumbled up and appear to be in disarray then if will give potential buyers the feeling of not enough space.
