[10/06/19]   6 To-Do's All Sellers Need to Check Off Before Listing

Regardless of time and budget, some simple tricks can maximize what owners can get for their house

Few things are as exciting as putting a home on the market — for many sellers, it is a rare event that precedes major life changes and milestones. Many have also found a new house that they love and are eager to sell fast so that they can get out of paying two mortgages or waiting to move.

That said, listing a lived-in home without some spruce-ups can seriously downplay its potential. As your agent, I get the pleasure of keeping my sellers’ eagerness at bay and making sure they do the little things that will ensure their house sells for as much as possible.

Here are the six things sellers need to check off before putting a home on the market:

1. Clean, Clean and Clean Again
You’ve seen the home makeover shows. Sometimes, a deep clean is all it takes to get the same home from looking like an abandoned dump to a cute lived-in nest with lots of potential.

Whether you choose to hire a cleaning team or do the work yourselves, a basic scrub-down is necessary before getting any house on the market.

Scrub the walls and the carpet. Clear the junk drawers, and organize the cupboards. Put up plants and coffee table clutter. Put any stray toys, garden equipment or home tools in storage.

2. Find Out What Repairs are Needed
No one — seller nor buyer alike — wants to be surprised at the last minute by an inspection report. Having one’s own inspector go over potential problems and issues in a pre-listing inspection will give homeowners a realistic picture of what they can get for their home and arm them with the knowledge they need to decide what repairs to make before selling.

3. Make the Necessary Repairs
And now comes the part with serious decision-making. Although some will debate whether it is best to put money toward repairs or sell a house as-is and invest into the new one, anecdotal evidence shows that most buyers are drawn away from homes that clearly show signs of needing improvements.

Lights, ceiling fans, faucets and doorknobs are just a few examples of fixtures that are inexpensive to replace but breathe new life into a home.

4. Bring Out the Paintbrushes
A fresh coat of paint is another easy way to get a house looking fresher and newer. At the very least, encourage sellers to cover up any wall stains, cracks and splotches. That said, it might also be a good idea to also give a fresh coat to rooms that simply look stale. If you hate painting, I can recommend some good — reasonably priced — painters.

5. Don’t Ignore the Exterior
It’s easy to forget about the home’s exterior and focus on what’s on the inside — it is, after all, where they spend a vast portion of their time. That said, the front of the house, or curb appeal, is the first thing buyers notice before they walk into the door.

So if you're selling in spring or summer months, make sure the lawn is trimmed, the front door is painted, and old lawn furniture and children’s toys are not blocking the entry to the home. If you're selling in the fall, make sure the leaves are raked. If you're selling in the winter, make sure the walkways are clear of any ice or snow.

6. Make the Home Buyer-Friendly
Now that you have spruced up your home, it’s time for the open houses. There is a whole art to staging homes beautifully, but the main idea is that the home should allow buyers to envision themselves living there. Remember, they are buying their new home, not yours.

With that in mind, make sure all personal items belonging to you are stored out of sight, forget the over-the-top art and furniture arrangements, and declutter hidden areas like closets, the basement and the garage. Also, make sure your closets are neatly organized. It will pay off in at the settlement table!

[09/17/19]   Why an Investment Property Could Be Your First Real Estate Purchase

Not ready to buy a home for yourself but want to take advantage of great market conditions? Consider buying an investment property! It's a trend that's taking over real estate, as savvy investors look to put their money in an appreciating asset. Here are five reasons to consider it.

1. Rates are crazy low. Lower rates mean more affordable lending, or more for your money if you choose to reach higher.

2. Because it will appreciate. According to CoreLogic, "The overall home price index (HPI) has increased on a year-over-year basis every month for seven years." The long-term price appreciation of real estate can provide one of the safest investments out there.

3. Because passive income is good. Yes, it's nice to know there will likely be appreciation over time, but the real key to success with investment properties is passive income.

"The best part about rental properties is that they provide a stable income," said Mashvisor. "What would be better than having a check sent to you every month? In order to have positive cash flow, you have to make sure you invest in a profitable rental property."

4. To turn it into a short-term rental. The short-term rental market has opened up a new world of opportunity for investors. By buying in the right location—by the beach, near a ski resort, or in close proximity to a popular annual event like Coachella, you have the potential of making a significant return in a short period of time. Just be sure to check the local laws, as lots of cities have been cracking down on Airbnb and other services.

5. Because it can help you buy the home of your dreams down the line. "Buying an investment property before your first home does not imply that you won't have the funds to purchase your actual home at some point," said Mashvisor. "In fact, investment properties that have been purchased wisely and have grown in value can offer you a sizeable amount of wealth and equity."

The Fairfax County Board of Supervisors on July 30, 2019, has approved a road design for Richmond Highway widening to keep the project on schedule. Design items included :

1. Two-way paths for bicycles on both sides of the highway.

2. Construction of the BRT bridges at Little Hunting Creek and Dogue Creek.

3. Install a new traffic light at the US Post Office in Engleside as part of the project.

Saving Electricity in the Summer

With mid June here, and kids being off school for a week now, you may find your electricity bill taking an unwanted rise, causing a lot of expenses that could have been saved for those summer trips. Do not fret! In the list below, we’ve gathered the best ways to watch out for your electricity usage during the summer. We recommend practicing some or most of them!

Cut down on energy leaks. This includes turning off lights and other electronics. When you leave a room, shut off the light behind you. Unplug electronics that aren’t being used, such as cell phone chargers, small appliances like toasters, or power strips that provide power for many appliances.

Spend time outdoors. Spending a lot of time indoors will naturally lead to higher energy costs because you will be using lights, electronics, and air conditioning. Spending more time outdoors means you can turn off indoor electronics; and in the process, you will have fun going to the beach, the park, the movies, and so on. Turn off all electronics before leaving the house.

Close blinds, storm windows, or shades during the day. The sun can heat up a room very quickly. Keeping the sun from shining into windows will cut down on cooling costs; and many stores sell curtains specifically designed for this purpose.

Use fans instead of air conditioning. Circulation is important in using less air conditioning during the summer. Cool down the house early in the morning by placing a box fan in the window and opening up another window at the opposite end of the house, in addition to turning on ceiling fans. Box fans sit perfectly in most windows and help cool air come inside.

Use air conditioning efficiently. Set the thermostat to 78, and don't lower it. You can also turn the air conditioning off at night and in the early morning. You may want to invest in an energy-efficient air conditioner, which are 10-15% more efficient.

Use electricity during off-peak hours. If you plan to use electronics like a washer and dryer, air conditioning, and computers or televisions, try to do so during off-peak hours, like early in the morning or late at night. Electrical companies charge less for energy consumed during off-peak hours.
