We come to you based on YOUR schedule, not ours.
Don't be fooled into a false sense of security just because you received an approval from a bank or other lender. After you get the approval you MUST prove your income, down payment, identity and the ability to pay the monthly expenses. Should your situation change before the closing date the lender can revoke the approval.
Do not sign off condition of financing unless all the lenders conditions have been met and satisfied. As a broker the lender will tell us that all conditions have been met. But again if something changes even after that you could find yourself without financing so be very careful of what you do prior to closing.
DO NOT INCREASE YOUR DEBT PRIOR TO CLOSING.
Always make at least the minimum payment on all your debts and more if possible. Late or missed payments will decrease your credit score and could cause you to loose the approval.
Lenders will access a new credit report up to the day before closing and if they find you have increased your debt it may put you over the maximum allowable limits and could void your approval.
If your job situation changes for the worse that can void the approval if your income was needed for the new mortgage.
It is crucial to be upfront and transparent with your broker right from the start and through the process to ensure proper financing is obtained.
